A city rebuilt in one decade
On May 6, 1965, six tornadoes tore through the Twin Cities in a single evening. Four of them were rated F4 — the state has not seen another night like it since. Two F4s hit Fridley within ninety minutes.
Fridley had already been hit that spring. The Mississippi ran at record flood levels in April.
The City of Fridley's own comprehensive plan puts it in one sentence: Fridley is "known for losing one third of its housing in 1965 to flooding and tornadoes."
Now look at the census. The median Fridley home was built in 1968. 30.3% of all housing here went up in the 1960s — the largest decade by half again over the next one. Three-quarters of the city predates 1980.
A third of a city came down in 1965 and went back up over the following decade. You can read it straight off the housing data, and it is why Fridley's housing stock looks the way it does.
More than half of Fridley is ramblers
This is not our estimate. The City counted them in its comprehensive plan:

- Split foyers — 11%
- Split levels — 7%
- Townhouses — 7%
- Manufactured homes — 5%
The plan's own phrasing is that Fridley is "known for being built up with ramblers in the 60s and 70s."
A mid-1960s rambler means a large fixed picture window at the front, usually with narrow operable sashes either side; wood double-hungs and horizontal sliders in the bedrooms; low awning or hopper basement windows sitting at grade in the block foundation; and — very often still — aluminum triple-track combination storms over the original sash.
Those storms are the thing people underestimate. Each one is an extra pane and a track, and cleaning through it is not cleaning it. Split foyers and split levels add a half-flight window bank and a lower-level set part-buried below grade.
Sixty years of ownership means most Fridley houses are now a mix — original wood sash on one wall, vinyl replacements on another. We price what is actually on the house.
Hard water, and the city says so itself
Fridley's published water quality report puts total hardness at 205 to 290 mg/L — that is 12 to 17 grains per gallon. Hard to very hard. All of it comes from eleven municipal wells between 199 and 870 feet deep. The city filters and disinfects, but does not soften centrally.
Then the report adds a line that tells you everything: "About half the homes in Fridley use a water softener."
Which means half do not. And an outside hose bib is usually unsoftened either way — so whatever your sprinkler is throwing at the bottom of your windows is the full 12 to 17 grains.
That is the chalky band across the lower third of the glass that will not come off with household cleaner. It is mineral, not dirt, and it needs a mineral treatment. On badly etched glass we will tell you what will come off and what will not before we take your money.
Unlike Blaine, Fridley has no standing odd/even sprinkling ordinance — restrictions here are issued by notice rather than running to a fixed calendar. Worth calling Public Works if you are unsure.
Fridley also sits on the Anoka Sand Plain, where 70 to 80% of soils are excessively drained sand. Fast-draining, dry, and there is grit in the air. Sand plus hard water is why this city spots glass the way it does.
